'Mannings Run' – Productive Basalt Country with Spectacular Coolah Valley Views.
Elders Dubbo Rural is proud to present 'Mannings Run', an outstanding cattle breeding and fattening property combining productive basalt country, established pastures and an impressive reticulated water system in a spectacular rural setting.Located approximately 4 km* north-east of Coolah, with access via Gundare Road off Black Stump Way, the property offers convenience to town alongside the space and versatility of a productive rural holding. Dunedoo is approximately 50 km* away, Dubbo 139 km*, Gunnedah 120 km* and Mudgee 118 km*.
The country rises from productive cultivation areas to lightly timbered grazing slopes with an easterly aspect. Predominantly rich black self-mulching basalt soils underpin its agricultural appeal, with topography ranging from level and gently sloping country to steeper sections. White Box and Yellow Box are the principal timber species, with Apple Box and Kurrajong also prevalent, providing shade and shelter.
Approximately 34 ha* is sown to fodder crops in 2026, comprising 22 ha* of oats and 12 ha* of an oats and lucerne mix. The approximately 8 ha* Bull Paddock features established phalaris, cocksfoot and arrowleaf clover, complementing the broader grazing country.
Water is a standout feature. An equipped bore at the cattle yards uses a solar-powered submersible pump to supply two 22,500-litre poly tanks and three troughs. A separate solar transfer pump delivers water to an elevated 110,000-litre lined steel header tank, installed in 2025, which gravity-feeds four concrete troughs. Eight dams provide additional stock water.
Practical livestock improvements include steel cattle yards with a crush, loading ramp and water trough, conveniently positioned near Gundare Road. A livestock laneway connects the upper holding paddock to the yards, supporting stock movement and management.
An elevated camping area approximately 700 m* above sea level captures breathtaking views across the Coolah Valley and township. Mature White Box trees frame the outlook, while established kikuyu and amenities comprising a flushing toilet, shower and basin create an appealing setting for family recreation.
Presented in excellent order, 'Mannings Run' combines productivity, scenery and proximity to town. The dissolution of a family partnership brings this attractive holding to market.

Additional Water Information
A tank and two troughs on the southern side were previously supplied by a neighbouring windmill that is no longer operational; this infrastructure is currently unused. The green poly tank adjacent to the cattle yards is neighbour-owned and excluded from the sale. Water to a trough in the lower Kiddle Triangle paddock is currently supplied by the neighbour. This arrangement is not transferable, and the purchaser would need to negotiate a new agreement with the neighbour to continue the supply.
